Domus Inventum Gets a Lot Smarter About Property

29/09/2026 · 3 min read

We’ve made a fairly substantial upgrade to Domus Inventum.

The focus is simple: More useful information. Better grounded. More up to date.

Importantly, it benefits both the people using Domus Inventum to find property and the agents and agencies supplying it.

Beyond the Property Listing

A luxury property doesn't exist in isolation. Its value sits within a territory, alongside competing inventory, local agencies, market conditions, taxation and a huge amount of contextual information. So we're making Domus Inventum much better at understanding those connections.

Our territory intelligence is now continuously updated, giving us a richer picture of the markets we cover; from inventory levels and asking-price medians to listing quality and the agencies actively operating in each territory.

We're also developing detailed Living Territory Dossiers for the locations we cover, bringing together market data and practical residential intelligence in one evolving source.

And Now: What Will It Actually Cost to Buy?

We've also introduced verified purchase-cost intelligence.

For properties in an initial four jurisdictions - Andalucía, Comunitat Valenciana, Comunidad de Madrid and Catalunya - Domus Inventum can now calculate the relevant purchase taxes and indicative transaction costs for both resale and new-build properties.

And we're taking the sourcing seriously. The figures are grounded exclusively in enacted legislation and official government publications, including the relevant regional gazettes and the Spanish BOE. Where we don't have a verified statutory figure, we simply don't provide one. Every calculation can be traced back to the legislation behind it.

Useful for Buyers. Useful for Agents.

For a buyer, this means that asking:

“How much is this property?”

can increasingly become:

“How much will it actually cost me to acquire?”

For agents, it means being able to provide clients with better-qualified information around the properties they are marketing without relying on a collection of disconnected calculators and reference sites. And because this intelligence is connected to the property and territory data within Domus Inventum, it can be surfaced where it is actually useful. On a property, across a territory or directly through an AI conversation.

Built for the Way People Will Search for Property Next

There is another important change happening underneath all of this.

Domus Inventum's property, agency and territory knowledge is now structured so that it can be understood much more effectively by modern search engines and AI systems.

That matters because the way people discover property is changing. Some will still search Google. Some will browse Domus Inventum.

But increasingly, others will simply ask an AI:

“Find me a beachfront apartment in Estepona and tell me what I'd need to budget to buy it.”

We want Domus Inventum to be capable of answering that question with real property, real market context and properly sourced transaction information. Not just a link to a listing.

This Is Only the Beginning

We're starting with four major Spanish jurisdictions and expanding from there. The long-term objective is much bigger.

We want to make Domus Inventum one of the most useful and qualified sources of property and territory intelligence available for buyers, agents, agencies and the AI systems increasingly sitting between people and information.

The listings are still the heart of Domus Inventum. We're just giving them a much smarter brain.
