How to add properties to Domus Inventum

One of the most common questions we get from agencies is a simple one: how do I get my listings on there?
The answer depends on how you work. We've built two routes - one for agencies who want full control over every listing, and one for agencies who just want to connect once and forget about it.
Manual listing
The manual route is exactly what it sounds like. Log in to your Domus Inventum dashboard, click to add a new listing, and work through the form. Title, description, price, location, photos, amenities, floor plan, video, virtual tour - everything in one place.

The form is built around the Listing Quality Index, so you can see your score updating in real time as you fill things in. Add 30 photos and your photo score jumps. Write a description over 2,000 characters and those points land immediately. By the time you publish, you know exactly where your listing stands and what it would take to improve it.
Manual listing suits agencies with a smaller, curated portfolio who want to control how every property is presented. It also suits listings that deserve special attention - properties where the description needs care, or where you want to select exactly which photos appear and in what order.
XML feed connection
For agencies with larger portfolios, or anyone who just wants things to run automatically, the feed connection is the better option.
If your CRM supports XML exports, and most do, you give us your feed URL and we handle everything else. We currently support direct connections for:
Kyero V3 — the most widely used XML format for Spanish real estate, and compatible with most CRMs
Resales Online — your personal OWNPROPERTIES@ feed, not the shared network
Inmovilla — daily XML export
Inmobalia — Inmoba XML v1.12
Once connected, your listings sync automatically every night. New listings appear, updated listings refresh, sold listings archive.
Feed-connected listings also benefit from the freshness component of the LQI score automatically. Every nightly sync counts as a refresh, so your listings stay current without any manual intervention.
Coming very soon — more feed sources
We are in the process of adding support for several more CRM platforms, including Apimo (widely used across France, Italy and Benelux) and CASAFARI CRM (the leading platform in Portugal). For UK agencies, we are working on BLM format support alongside direct integrations with Alto and Jupix.
If your CRM is not on the current list, the manual route works perfectly in the meantime.
What happens after upload
Whether you add listings manually or via feed, the process from there is the same.
Your listing is scored by the LQI immediately on publish. The score determines where it appears in search results - higher scores rank higher, regardless of how long you have been on the platform. Quality is the primary ranking factor.
Your listing is then indexed across our location and amenity pages, down to urbanisation level in many cases. A beachfront penthouse in Torre Bermeja, Estepona appears not just in general Estepona searches but in beachfront, penthouse, New Golden Mile, Torre Bermeja, and sea view searches too. That granularity is built into the platform and works automatically from the moment your listing goes live.
A note on image quality
However you upload, we recommend professional photography. The LQI rewards photo quantity and coverage, but image quality matters beyond the score, it is what buyers actually respond to. We are currently rolling out an automated image quality review, but in the meantime our team reviews listings and will let you know if photography could be improved.
