Most property portals rank listings the same way. Pay more, appear higher. Boost your listing, get seen. The quality of what you're actually selling is largely irrelevant to where it appears.

Domus Inventum works differently. Every listing on the platform is assigned a Listing Quality Index - an LQI score out of 100 - and that score determines visibility. Not spend. Not seniority. Not how long you've been a member.

Here's exactly how it works.

The score is made up of eight measurable elements, each worth a defined number of points. There is no subjectivity - the score is calculated automatically, updated in real time, and visible to the agent at all times in their dashboard.

Photo quantity — up to 20 points. A listing with 30 or more photos scores the full 20. Properties with fewer images score proportionally less. Buyers make decisions based on what they can see. More quality images means more informed buyers means more serious enquiries.

Photo coverage — up to 15 points. This goes beyond count. A listing with 30 photos of the terrace and nothing else scores less than one with 10 photos covering every key space. Coverage rewards completeness — living areas, bedrooms, kitchen, outdoor spaces, views.

Description — up to 15 points. A description of 2,000 characters or more scores the full 15. Short, vague descriptions score less. A well-written description is not just better for buyers, it is better for search engines, and better for the listing's long-term discoverability.

Amenities — up to 15 points. Listings with 15 or more amenities accurately filled score the maximum. Features like sea view, gated community, pool, wine cellar - these are the filters buyers use to find properties. If they're not listed, the property doesn't appear in those searches.

Floor plan — up to 10 points. A floor plan is either uploaded or it isn't. Buyers, particularly international ones purchasing remotely, consistently rate floor plans as one of the most important elements of a listing. Ten points for something that takes moments to upload.

Video and virtual tour — up to 10 points. Combined score for video walkthrough and virtual tour. Not every listing will have both, but those that do are rewarded accordingly.

Location completeness — up to 5 points. Full address detail, coordinates, and urbanisation-level accuracy score the maximum. Vague or incomplete location data scores less and affects how the listing appears in location-based searches and breadcrumbs.

Freshness — up to 10 points. This is where Domus Inventum goes further than most.

The freshness score

A listing that scores 100/100 today but hasn't been touched in four months is not the same as a listing that scored 100/100 and was updated last week. Buyers deserve to know they're looking at current, accurate information. Agents deserve a platform that reflects their active listings, not their entire archive.

The freshness score decays over time if a listing is not updated or confirmed available:

  • Updated within 30 days: 10/10

  • 31–60 days without update: 7/10

  • 61–90 days without update: 3/10

  • 91+ days without update: 0/10

Agents are notified at 30, 60 and 90 days with a simple prompt to refresh or confirm the listing is still available. A listing that goes 97 days without any action is automatically moved to draft, removing it from search results until the agent reactivates it.

For agencies using XML feed imports (Kyero, Resales Online, Inmovilla, Inmobalia), the nightly sync counts as a refresh automatically. Feed-connected listings stay fresh without any manual intervention.

What this means for buyers

Every listing you see on Domus Inventum has been scored on its own merits. The properties at the top of your search results are there because they are well-presented, complete, accurate and current, not because someone paid to put them there.

It also means that if a listing appears in search, it is almost certainly still available. Stale listings and ghost properties - a persistent problem on high-volume portals - are systematically removed before they waste your time.

What this means for agents

The LQI score is visible in your dashboard at all times, broken down by component. You can see exactly where points are being lost and exactly what to do to recover them. Add a floor plan, gain 10 points. Expand your description, gain up to 15. Upload 30 photos, gain up to 20.

The system rewards effort and presentation. An agency with ten exceptional listings will consistently outrank an agency with a hundred mediocre ones. That is by design.
