Terms of Service

These Terms of Service ("Terms") govern your access to and use of Domus Inventum (the "Service"). By creating an account or using the Service, you agree to these Terms.

1. The Service

Domus Inventum is a quality-first global directory connecting buyers with verified real-estate agencies, agents and developers. We rank listings using our Listing Quality Index and clearly label promoted placements.

2. Accounts

• You must provide accurate information and keep it up to date. You are responsible for activity under your account.
• Buyer accounts are free and can be verified through profile completeness.
• Professional accounts (agent, agency, developer) require company information and are subject to our published fees.
• You must be at least 18 years old and able to enter a binding contract.

3. Listings

• You may only list properties you are authorised to market.
• Listings must be accurate, current, lawful, and free of misleading claims.
• You retain ownership of content you upload and grant Domus Inventum a worldwide, non-exclusive, royalty-free licence to host, display and distribute it as needed to operate and promote the Service.
• We may remove, edit, suspend or refuse any listing that breaches these Terms, our quality standards, or applicable law.

4. Fees and payments

Professional plans are billed in advance on a recurring basis at the rates shown on our Pricing page. Promoted placements are optional add-ons and are clearly labelled. Fees are non-refundable except where required by law.

5. Acceptable use

You agree not to:

• Post false, misleading, infringing or unlawful content.
• Scrape, crawl, or harvest data except via mechanisms we permit.
• Misrepresent your identity, agency affiliation or authority to sell.
• Send unsolicited messages, attempt to bypass our lead system, or harass other users.
• Interfere with the security or operation of the Service, or reverse-engineer any part of it.

6. Buyer enquiries and leads

When you contact an agency through the Service, your name, email, message and any phone number you share are sent to that agency so they can reply. Agencies must handle this information in accordance with their own privacy obligations.

7. Intellectual property

The Service, including its design, branding, software, rankings and algorithms, is owned by Domus Inventum and protected by intellectual-property laws. Our trademarks and logos may not be used without our prior written consent.

8. Third-party services

The Service uses third parties for hosting, email, mapping and analytics. We are not responsible for the content or practices of any third-party websites or services linked from the Service.

9. Disclaimers

The Service is provided "as is" and "as available". We do not guarantee that listings are accurate, that the Service will be uninterrupted or error-free, or that any transaction will result from your use of the Service. Property transactions are between buyers and the agency or seller; we are not a party to them.

10. Limitation of liability

To the maximum extent permitted by law, Domus Inventum will not be liable for any indirect, incidental, consequential or punitive damages, or for any loss of profit, revenue, data or goodwill arising from your use of the Service. Our total liability for any claim is limited to the fees you paid to us in the twelve months preceding the event giving rise to the claim.

11. Indemnity

You agree to indemnify and hold harmless Domus Inventum and its officers, employees and partners from any claim arising out of your content, your use of the Service, or your breach of these Terms.

12. Suspension and termination

We may suspend or terminate your access to the Service at any time if you breach these Terms or pose a risk to other users. You may close your account at any time from your account settings.

13. Changes to the Terms

We may update these Terms from time to time. Material changes will be notified via the Service or by email. Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

14. Governing law

These Terms are governed by the laws of England and Wales, without regard to conflict-of-laws principles. The courts of England and Wales have exclusive jurisdiction over any dispute, except where mandatory consumer-protection law in your country of residence applies.
