• Listing data — properties, descriptions, photos and location information you upload.
• Buyer preferences and saved searches — filters, locations and alert settings you save.
• Lead and message data — enquiries you send to agencies, including your name, email and the message content.
• Usage data — pages viewed, listings viewed, device and browser information, IP address, and approximate location.
• Cookies and similar technologies — used for authentication, session management and basic analytics.

3. How we use your data

• To create and operate your account and verify your identity.
• To publish listings and connect buyers with agencies.
• To send saved-search alerts and lead notifications by email.
• To rank listings using our transparent Listing Quality Index.
• To prevent fraud, abuse and breaches of our Terms of Service.

4. Legal bases for processing

We rely on (a) performance of a contract to operate your account and deliver the Service, (b) legitimate interests to secure and improve the Service and to rank listings, (c) consent for optional emails and non-essential cookies, and (d) legal obligation where required.

5. Sharing your data

We share personal data only with:

• Agencies you contact — your enquiry, name, email and any phone number you provide are shared with the agency that owns the listing.
• Service providers — hosting, database, email delivery (Resend), mapping (Mapbox), and analytics. These providers act on our instructions and are bound by confidentiality.
• Authorities — where required by law or to protect rights, safety and property.

We do not sell your personal data.

6. International transfers

Some providers process data outside the EEA/UK. Where they do, we rely on appropriate safeguards such as the EU Standard Contractual Clauses and the UK International Data Transfer Addendum.

7. Retention

We keep account, company and listing data while your account is active and for a reasonable period afterwards to meet legal and accounting obligations. Lead and message records are retained for up to 24 months. You can ask us to delete your account at any time.

8. Your rights

Subject to local law, you have the right to access, correct, delete, restrict, port and object to processing of your personal data, and to withdraw consent at any time. 9. Security

We use industry-standard measures including encryption in transit, role-based access controls and row-level security on our database. No system is perfectly secure; please use a strong, unique password and keep it confidential.

10. Children

The Service is not intended for children under 16, and we do not knowingly collect their personal data.
