Where Domus Inventum Is Going

We're still early. That's not a disclaimer, it's context. Domus Inventum literally just launched. But we have real listings, real agencies, real leads already moving through the platform, and a clear picture of what comes next. This is that picture.

Domus Inventum MCP server
This one is the first we'll announce, as we're approaching our trigger point for this. We're publishing a Model Context Protocol server for Domus Inventum. This means users of Claude, Anthropic's AI assistant, will be able to search our live inventory directly from a conversation, no browser, no search bar, just a question answered with real, current listings.
"Find me a beachfront penthouse in Estepona under three million euros" becomes a live query against our database, not a web result pointing at a cached page. The MCP server exposes a search tool that accepts location, property type, price range, bedrooms, amenities, or a natural language query, and returns ranked, current results.
This is the first step toward making Domus Inventum searchable from anywhere buyers are already looking, not just from our own platform.

ChatGPT Actions
Once the MCP server exists, we'll adapt it as an OpenAI Custom GPT Action. The same live inventory search, the same real-time results, available to ChatGPT users through the same conversational interface. Different platform, same data.
Natural language search
Once we pass 5,000 listings, we're launching natural language search. A buyer should be able to type "four bedroom villa in Marbella with sea views and a pool under two million euros" and get accurate, ranked results, not a form with eight drop-downs to fill in.
We'll generate and store embeddings for every listing, titles, descriptions, locations and amenities combined into a single searchable representation. A buyer's typed query gets matched against those embeddings in real time. The structured filters, beds, price, location, still apply on top for precision.
This works in English, Spanish and French from the start, since the platform already operates in all three. A buyer can search in whichever language they think in.

AI image quality scoring
At around 100 agencies, the Listing Quality Index gains the ability to score image quality, not just count. A listing with thirty lower quality phone photos currently scores the same as one with thirty professional shots. That's not the right outcome, and we know it. So we're doing something about it.
We'll use our own AI model to assess each image on upload, sharpness, lighting, composition, professional quality, and feed an averaged score into the LQI's photo component as a multiplier. A listing with poor photography will score less, even if the count is high.
Manual admin flagging handles this in the meantime, our team can apply a quality penalty to specific listings where the photography is clearly dragging the score in the wrong direction.
Quality-filtered map
The map currently shows all published listings in a search area, on a per-page basis for ease at the moment. We're moving to a model where Exceptional and Premium scored listings appear on the map by default, with a one-tap toggle to show everything.
In dense areas like Marbella, every portal's map becomes a wall of overlapping pins, even on certain zoomed-in levels. Filtering by quality tier keeps the map legible and genuinely useful, the properties that earned their way to the top of the LQI are exactly the ones worth surfacing first. The full picture is always one tap away, and the polygon draw tool works alongside the show-all toggle for anyone who wants to scope precisely.
Social content generator
At around 250 agencies, we'll release a tool that addresses something most portals ignore entirely. Agents don't share property links from portals. There's rarely a reason to, the portal gets the click, not their personal brand.
For any published listing, agents will be able to generate a ready-to-post Instagram asset set directly from the dashboard. One branded cover image, with the agent's name, a short AI-generated caption and a discreet Domus Inventum logo overlaid on the featured photo. Then a carousel of the listing's existing gallery images, cropped to Instagram format, ready to download and post. No new photography needed, no design tools, just a listing and one click.
The agent promotes their listing. The platform gets a quiet, consistent brand impression every time they do.

Expanded feed coverage
Four CRM feeds are live today, Kyero, Resales Online, Inmovilla and Inmobalia. The next wave covers the markets we're moving into.
Apimo covers France, Italy and Benelux, it's the dominant CRM for French agencies. CASAFARI CRM is the leading platform in Portugal, used by Sotheby's Portugal, JLL Portugal and hundreds of independent agencies. Their Feedcruncher distribution model means that once Domus Inventum is registered as a partner, Portuguese agencies can enable us with a single checkbox in their own CRM. Gestim serves the Italian market.
Registration and integration work is underway across all of these. They arrive region by region as each market opens properly.
Agency directory
Every region Domus Inventum operates in will eventually have its own agency directory page, real agencies, real profiles, searchable and filterable. The structure is already built and the first pages will be live shortly for the Costa del Sol, with Costa Blanca and other Spanish regions following, then France and Portugal as feed coverage expands.
These pages exist permanently, not just as promotional space during a launch period. They become genuine reference points for buyers researching which agencies operate where, and for agents who want to be found by the buyers already looking.
None of this changes what the platform already is. Quality decides visibility. That principle is already working, and everything above compounds it rather than replacing it.
