From Details to Publish-Ready Listing: AI Property Publication for Agencies

08/09/2026 · 11 min read

Domus Inventum is an AI-native property publication platform for professional real-estate agencies. Its conversational workspace, Oraculum, helps agencies turn typed or spoken property details into structured private drafts, connect approved media sources, identify missing information and prepare listings for publication.

The result is a more intelligent alternative to the traditional property upload form.

Domus Inventum does not allow an AI assistant to invent important facts or publish a property without approval. Instead, it helps agencies capture, complete, verify and present property information while keeping professional judgement and publication control with the agency.

At a glance

  • Create property drafts using typed or spoken natural language.

  • Preserve the original property description as source context.

  • Leave unknown facts blank rather than inventing them.

  • Save meaningful changes automatically.

  • Connect and browse approved media sources.

  • Import only explicitly selected images.

  • Review missing information and quality requirements.

  • Assign drafts to colleagues.

  • Use Oraculum or a connected AI assistant.

  • Publish only after explicit approval from an authorised user.

Why property publication needs more than an upload form

A property rarely begins as a perfectly completed online form.

It may begin as:

  • notes taken during a viewing;

  • a typed message from an agent;

  • a voice note recorded between appointments;

  • information sent by a vendor;

  • a collection of photographs in an external media library;

  • a draft that needs to be completed by another member of the team.

Traditional portals expect the agent to organise everything before the system becomes useful. Real agencies often work in the opposite order. Information may arrive gradually, media may already exist elsewhere and different people may contribute to the final publication.

Domus Inventum is designed around that reality. The platform helps agents begin with the information they have, save the work as a private draft and improve it until it is ready for professional review.

What is Oraculum?

Oraculum is Domus Inventum’s conversational operating layer for agencies.

An authorised user can use Oraculum to create and update property drafts using ordinary language. They can type instructions, use voice input where available or continue a conversation over multiple steps.

For example:

“Create a sale property in Marbella, Málaga. It is a four-story townhouse with three bedrooms, two bathrooms, 300 square metres of living space, a 180 square metre plot and sweeping views towards the Mediterranean Sea.”

Oraculum can organise the information into the relevant property fields while retaining the original description as context.

The user can then add further information:

“Add that it has a swimming pool and terrace.”

Or:

“Save this as a draft and show me what is still missing.”

The important point is that Oraculum does not require the agent to know the correct database field or complete the listing in one session.

Typed or spoken: the interface is flexible

The property information does not have to be spoken. Users can type, speak or combine both. The underlying capability is natural-language property publication, not voice-only listing creation.

This matters because different agency workflows require different interfaces. An agent may prefer voice input while travelling between appointments, while a manager may prefer to type detailed corrections from a desktop dashboard. The result should be the same: a structured Domus Inventum draft that can be saved, reviewed and completed.

A more accurate description of the process is:

Turn natural-language property details into a structured, publish-ready listing.

Draft-first property publication

Every conversational property workflow begins with a private draft.

The system creates a stable draft ID and saves meaningful changes as the listing develops. A draft can be revisited, updated, assigned to a colleague, checked for missing information and validated against Domus Inventum’s publication requirements.

The following actions remain separate:

  1. Create a draft.

  2. Edit the draft.

  3. Add or import media.

  4. Validate the draft.

  5. Prepare the draft for approval.

  6. Approve the draft.

  7. Publish the listing.

Preparing a property does not publish it.

A request such as “finish this listing,” “complete the draft” or “get it ready” does not count as publication approval. An authorised user must explicitly approve the exact validated version before it can become public. This gives agencies the efficiency of AI-assisted administration without removing human responsibility.

No invented facts

Real-estate information often includes consequential details. Price, currency, location, measurements, property type, bedrooms, bathrooms, licensing, agency authority and mandate status can all affect the accuracy and legal reliability of a listing.

Domus Inventum’s conversational workflow is designed not to fill gaps with plausible-sounding guesses.

If information is not supplied, it remains blank. If an important detail is ambiguous, the system should ask for clarification. It should not silently change a measurement, assume a licence exists, create an exclusivity claim or present an uncertain detail as fact. This is one of the most important differences between useful automation and unreliable content generation.

Bring your own media sources

Agencies already have valuable photography and property media stored in their own systems. Domus Inventum allows agencies to connect their own media sources and browse them when they need to complete a property draft.

The current media-source rollout includes:

  • Playbook: active;

  • Google Drive: active;

  • Dropbox: being connected and expected to be active imminently.

The agency remains in control of what is selected and imported.

For example, a user can ask:

“Find the Cannes Townhouse collection in Playbook.”

The system can locate the relevant collection, show the proposed image set and allow the user to select the assets for import. The process is designed to work in the same way with other connected media providers.

No bulk synchronisation

Connecting a media source does not mean copying the entire agency library into Domus Inventum.

The workflow is based on browse-on-demand and explicit selection:

  • the connected source remains external;

  • the agency browses collections or folders when needed;

  • only selected assets are imported;

  • unselected files remain untouched;

  • unsupported files such as PDFs can be excluded;

  • imported assets are copied into Domus Inventum storage;

  • imported assets are served through the Domus Inventum domain;

  • provider, collection, source asset ID and import timestamp are retained;

  • disconnecting a provider does not unexpectedly remove imported media.

This approach provides the convenience of connected media without creating an uncontrolled copy of the agency’s private library.

Natural-language media management

Once media has been imported, users can manage it as part of the listing workflow.

Supported instructions can include:

  • “Make image four the cover.”

  • “Move the image currently in position ten to the front.”

  • “Put the drone photos after the exterior photos.”

  • “Move the floorplan to the end.”

  • “Remove the duplicate kitchen image.”

  • “Show me the current image order.”

Media changes should be saved and verified as part of the property draft. Each action should also preserve an activity record showing what changed, when it changed and which user or connected interface made the change.

Note: Media reordering has been verified as functional but explicit image descriptions such as 'drone photos' are still being hardened and may produce inaccurate results from time to time.

Quality is part of the publication process

Domus Inventum is designed to help agencies publish better listings.

The Listing Quality Index considers factors such as:

  • completeness;

  • photography;

  • freshness;

  • measurements;

  • property presentation;

  • location information;

  • agency information;

  • verification;

  • relevant property details.

The system can show what is missing and explain which actions are likely to improve the listing.

In a controlled test using a townhouse in Málaga, the draft began with an LQI score of 21, classified as Basic. After 22 selected images were imported from the agency’s Playbook collection, the score increased to 50, classified as Standard. The additional photography improved the quality score, but the draft still required a marketing authority declaration before it could be approved.

That is the intended behaviour. More media can improve a listing, but no single action should bypass the wider quality and authority requirements.

One property workflow, several AI interfaces

Oraculum is the native Domus Inventum experience, but agencies can also use connected AI assistants. ChatGPT, Claude and Strawberry have all been used to test the same property-draft workflow.

The Model Context Protocol provides one way for external AI systems to connect to Domus Inventum, but the MCP is not the product story by itself. It is an access layer to the wider capability.

The same underlying rules should apply whether the user works through:

  • Oraculum;

  • ChatGPT;

  • Claude;

  • Strawberry;

  • another authorised connected AI system;

  • the Domus Inventum dashboard.

These interfaces share the same:

  • property schema;

  • draft states;

  • media model;

  • quality rules;

  • permissions;

  • auto-save behaviour;

  • validation;

  • approval boundary;

  • publication logic;

  • activity history.

The interface can change. The safeguards should not.

A tested agency workflow

The townhouse test demonstrated the full direction of the workflow.

The system was able to:

  1. Create a private draft from typed property details.

  2. Structure the headline, description, price, location, dimensions and amenities.

  3. Preserve the original property wording.

  4. Ground the location in Málaga.

  5. Check for possible existing property records.

  6. Locate the relevant Playbook collection.

  7. Identify 22 supported image assets.

  8. Exclude non-image files.

  9. Import the selected images.

  10. Set an image as the cover.

  11. Improve the Listing Quality Index.

  12. Keep the property private and unpublished.

  13. Identify the remaining marketing-authority requirement.

The testing also identified technical hardening work around media identifiers and response verification. That is a positive outcome of controlled testing: the main workflow is working, and the remaining issues can be isolated and fixed before wider rollout.

A better way to publish property

The goal is not to remove professional judgement from property publication. Rather, it is to remove unnecessary administration around it.

An agent should be able to capture property information while it is fresh. A draft should preserve that progress. A colleague should be able to complete or review it. Media should be easy to connect without surrendering control of the agency library. Missing information should be visible. Quality should be understandable. And publication should remain an intentional professional decision.

That is what Domus Inventum is building. A more intelligent way for real-estate agencies to turn property information into accurate, quality-led publication.

Most portals ask you to upload. Domus Inventum helps you turn property information into a publish-ready listing.
