Capabilities.

Everything is scoped to your account. Read capabilities return published information only. Write capabilities act on your behalf, are recorded against your account, and — for listings — never publish anything without your explicit approval.

Everyone

Search properties

Find published listings by location, country, price range, bedrooms, property type, listing type and quality tier. Results are paginated and each one includes its public page address.

Get property

Retrieve the full detail of a single listing — description, features, price, size, location area, images and the responsible agency. Accepts a public property address, the listing reference in that address, or the listing slug.

Purchase taxes and costs

Ask what a purchase would cost on top of the price in Andalucía, Comunitat Valenciana, Madrid or Catalunya — resale against new build. Property details for sale listings in those regions include the same breakdown. Only enacted law is used, each figure names the law it comes from, and results must always be checked with a lawyer or tax adviser.

Property lifestyle and surroundings

Read the lifestyle summary for a listing along with nearby points of interest — airport, marina, schools, golf, town — as already published on the property page.

List developments

Browse published new-build developments, optionally filtered by country or city, with sales status and public page address.

Search professionals

Find estate agents, agencies and developers by name, type, city or country, with their public profile address. Buyer accounts are never searchable.

Submit an enquiry

Send an enquiry about a listing to the agency marketing it. Your assistant must collect your name, email, phone and message first, and the same enquiry is not sent twice within 24 hours.

Create an account

Register a buyer, agent, agency or developer account. Domus Inventum sends an invitation email — no password is ever handled through the connection. Professional accounts require a business email address and a company name.

Professionals: authoring a listing by voice or text

Agent, agency and developer accounts can create and complete listings in ordinary language — dictate a voice note at the property, or describe it in a chat — and your assistant records what you said as a draft. Nothing you did not state is invented, and nothing becomes public until you approve and publish it.

Create and add detail

Start a draft from a spoken or written description, with or without structured fields, and keep adding to it across sessions. Detail is added, not overwritten: existing facts are preserved unless you explicitly ask for a correction. You can read a draft back and list the drafts you can see at any time.

Check what is missing

Ask what still stands between the draft and publication: required facts, a resolvable location, photographs and a cover image, marketing authority, rental licensing where it applies, and the Listing Quality Index checks.

Photographs from your own media library

List the media libraries connected to your account, browse their collections, search them, and see exactly which photographs would be imported before anything is copied. You then import only the photographs you named, set the display order and choose the cover. Removing a photograph from a listing never touches the original in your library. Connecting a new library is done in your Domus Inventum dashboard, never through the assistant.

Duplicates and one canonical record

Check whether Domus Inventum already holds a record of the same home, with the reason for each possible match. Nothing is ever merged automatically — you decide whether to link the draft to the existing property record or confirm it is a different home.

Colleagues, notes and history

Hand a draft to a colleague in your company, leave notes so context is not lost between sessions, and see who changed what and from where — dashboard, Oraculum or a connected assistant.

Approval before publication

Publication is deliberately three separate steps: prepare the draft, record your approval, then publish. Preparing and approving never make a listing public, and publication fails unless your approval is already on record and every publication requirement passes. An assistant cannot publish on its own initiative.

What is never exposed

  • Buyer accounts, buyer preferences and buyer conversation history.
  • Exact property coordinates and private address details.
  • Other accounts' drafts, enquiries, leads, statistics or billing records.
  • Internal quality scoring workings, prompts, keys or platform configuration.

Listing authoring runs as you, under the same permissions as your dashboard, so an assistant can only reach the listings your account is responsible for. See also Listings for the same rules in the dashboard.
