Listings.
The complete reference for creating, editing and publishing a property.
Create a new listing
From the dashboard, tap Add listing. You'll work through five sections: Basics, Location, Details, Photos and Review. You can save and return at any time — your work is kept as a draft.
Required fields
- Title — short and specific (e.g. "Sea-view villa with infinity pool").
- Price and currency. Use the asking price; mark POA only when truly off-market.
- Address — pick from the autocomplete to ensure the listing maps correctly.
- Property type and listing type (sale / rent).
- Bedrooms, bathrooms and at least one of interior or plot area.
- At least three photos — see Photos below.
- Description — a couple of well-written paragraphs.
Photos
Upload high-resolution images. We automatically generate optimised sizes for thumbnails, gallery and hero. Drag to re-order — the first photo is the cover.
- Aim for 12–25 photos covering every room and the exterior.
- Landscape orientation; avoid heavy watermarks (we don't strip them).
- Take photos in good light. Replace placeholder shots before publishing.
Renders, virtual staging and AI-generated illustrative images must be clearly identified where they don't show the property's current appearance — see our AI Transparency Policy. Routine editing (exposure, colour, cropping) needs no disclosure.

Status: draft vs published
Every listing starts as a draft. Drafts are private to your agency and never appear in search. Publishing is included on the Free plan — there is no listing limit and no membership required to go live.
Publication requirements
Before a listing can be published it must meet these minimums:
- Price of at least €250,000 (or equivalent in another currency). Listings marked “Price on request” are exempt from the price check.
- At least one photo. Listings with no photos cannot be published — add a cover image first.
- A valid location (address with coordinates).
Feed-imported listings that fail any of these checks are imported as drafts and listed in the feed import log as skipped, so you can review and complete them before publishing.
Editing
You can edit a listing at any time from your dashboard or directly from the listing page (when signed in). Changes go live immediately.
Sold, rented or withdrawn
Mark a listing as Sold or Rented from its status menu — this preserves the page (good for SEO) but removes it from active search. To withdraw entirely, set the status back to draft.
Limits
There is no hard cap on the number of listings per agency. Quality matters more than volume — see the quality score.
