Photography
- Shoot in daylight, with curtains open and lights on for warmth.
- Use a wide-angle lens at eye level; tripods help with consistency.
- Tidy each room before shooting — remove clutter, hide bins and cables.
- Lead with the exterior on landscape orientation. Avoid driveways full of cars.
- Include lifestyle shots: pool at dusk, dining room set, view from the terrace.
- Aim for 12–25 photos. Quantity matters until quality drops — then stop.
Copy
- Open with what's unique about the property, not "stunning" or "beautiful".
- Use specific numbers: ceiling height, plot, distance to amenities, year built.
- Two short paragraphs beat one long one.
- End with a clear next step: "Schedule a viewing — same-day responses".
Pricing
- List the asking price, not a placeholder. POA is only for off-market.
- Reflect the market — listings priced 15%+ over comparable properties get viewed less.
Response time
- First-hour responses roughly double conversion.
- Set notifications to push to your phone so you don't miss an evening enquiry.
- If you'll be away, hand the inbox to a colleague — slow responses hurt your agency score.
Keep listings fresh
Update photos and prices seasonally. The platform rewards recently-updated listings in ranking and your buyers notice when a property has been "for sale forever".
